Roof Repair FAQs
Have questions about roof repairs? Learn when a roof can be repaired, how long repairs take, what common roofing problems we fix, and when replacement may be the better option.
Can my roof be repaired instead of replaced?
Yes. A roof repair is practical when damage is localized, the underlying roof decking remains structurally sound, and the roofing system is under 15 to 20 years old (for residential shingles) or within its warranted lifespan (for commercial membranes).
- When Repair Works: Localized wind damage, isolated pipe boot failures, step flashing leaks, small punctures, or minor seam splits.
- When Replacement Is Needed: Widespread saturation of underlying insulation, sagging roof deck, recurring leaks across multiple slopes, or shingles/membranes that have reached total material failure.
What types of roof repairs do you perform?
We perform targeted structural, material, and penetration repairs for both residential and commercial roofing systems:
- Residential Systems: Replacing damaged or missing asphalt shingles, re-flashing chimneys and skylights, replacing cracked neoprene pipe boots, sealing standing seam metal panels, and repairing ridge/box ventilation components.
- Commercial Systems: Heat-welding membrane patches on Duro-Last PVC and Duro-Tech TPO, repairing EPDM rubber seams, re-sealing commercial metal roof fasteners/seams, and fixing perimeter edge flashing or roof drain sumps.
How long does a roof repair take?
Most minor to moderate residential roof repairs are completed within 2 to 4 hours. Complex repairs involving structural decking replacement, flashing rebuilding, or commercial single-ply membrane heat-welding typically take 1 full day (4 to 8 hours) to complete.
Do you provide emergency roof repairs?
Yes. We provide 24/7 emergency roof leak repair and tarping services throughout Mid-Michigan and statewide for commercial properties. Emergency dispatch crews arrive on-site to install protective heavy-duty tarps or temporary membrane seals to stop active water intrusion until weather conditions permit permanent structural repairs.
Will my repaired roof match the existing roof?
We match material type, color, and profile as closely as possible using fresh manufacturer stock.
- Shingle Aging: New replacement shingles may initially look slightly darker than existing shingles due to natural weathering and UV exposure on the rest of the roof, but they blend over time.
- Commercial Membranes: Fresh PVC or TPO repair patches are matched by manufacturer mil-thickness and membrane type to ensure heat-welded seams maintain their structural and thermal integrity.
How do I know if my roof needs repair or replacement?
Determining whether a roof requires a targeted repair or a full replacement depends on system age, leak frequency, and underlying decking health:
- Opt for Repair: The leak is isolated to a single entry point (like a pipe boot or chimney), damage covers less than 20% of the total roof area, and the roofing material remains flexible with good granule adhesion.
- Opt for Replacement: The roof has multiple active leaks across different areas, the asphalt shingles are brittle with severe granule loss, flat roof insulation is water-logged, or repair costs approach 30–50% of total system replacement value.
